The recent NAR settlement has sent ripples through the real estate industry, and it seems some agents are taking advantage of the new rules in ways that may not be in their clients’ best interests. Have you experienced a similar situation?

Just last week, I had a buyer’s agent contact me about one of my client’s properties. When I confirmed the appointment, the agent immediately demanded that the seller provide a minimum 2.5% concession to match the listing agent’s commission. I explained that our listing agreement had been signed before the new rules and the seller had already agreed to a 4% commission split evenly between the listing and buyer’s agent.

The agent’s response was astonishing. They insisted that a “true split” was necessary for them to make their minimum of 2.5%. When I reiterated that the seller was already providing a fair commission, they canceled the showing just 10 minutes before it was scheduled to begin.

This is just one example of the unprofessional and demanding behavior that some real estate agents are exhibiting in the wake of the NAR settlement. It’s clear that the new rules have created a power imbalance, and some agents are using this to their advantage.
